Bedrooms and their size

A worked example: $2,400.00 rent, three bedrooms

Three roommates share a $2,400.00 apartment. The bedrooms are 180, 140 and 100 square feet. They agree that 40% of the rent pays for the kitchen, living room and bathroom everyone uses, and the other 60% pays for the bedrooms.

    1. Shared space: 40% of $2,400.00 is $960.00. Split three ways, that is $320.00 each.
    2. Bedrooms: the other $1,440.00 is split by size. The rooms add up to 420 square feet, so each square foot costs $3.43 a month.
    3. Add the two parts for each room.
    RoomSizeShared partRoom partPays
    Front room180 sq ft$320.00$617.14$937.14
    Back room140 sq ft$320.00$480.00$800.00
    Small room100 sq ft$320.00$342.86$662.86

The three amounts add up to exactly $2,400.00. When the cents don't divide evenly, the leftover cents go to the rooms closest to the next cent, so nobody pays a cent more than rounding needs.

Splitting everything evenly would cost each person $800.00. With room size counted, the biggest room pays $137.14 more and the smallest $137.14 less.

    Questions

How do you split rent by room size?

Decide what part of the rent pays for the space everyone shares and split that part evenly. Split the rest in proportion to each bedroom's square feet. Add the two parts for each person.

What percent should go to shared space?

There is no fixed rule; it is your group's choice. Many groups pick a share close to how much of the apartment is shared. Try a few numbers: the calculator shows the result at once.

What if a room has its own bathroom or a balcony?

Add its extra square feet to that room's size, or agree on a bigger number for it. The calculator splits by whatever numbers you type.

What if two people share one bedroom?

Add them as two rows and give each half the room's size. They will each pay half of that room's part, and a full share of the shared space.
